This project's original concept was repair and replacement of existing, deteriorating structural concrete columns. CSI noted that the building was in a historical district, and determined the period in which original construction took place was during an era of extensive use of beach sand as a component of the concrete.
This likely meant any existing steel remaining would be useless in repairs, and the concrete itself would be low in compressive and cohesive strength. Upon removal of existing finishes on the remainder of the walls, these conditions were confirmed, along with the discovery of other, non-conforming construction procedures typical to that time period.
Working directly with the owner's engineer/architect, the CSI team installed extensive shoring to stabilize the structure, then exposed and analyzed the main structural components (columns, footers, beams) for re-engineering, resulting in total replacement of all perimeter concrete columns and sections of beams.
Improper modifications over the years to walls and openings also required re-evaluation and some creative engineering, which was incorporated with the column replacements in order to be a more cost-effective solution for the owner.
