Chelsea City Hall - Phases I & II (HISTORICAL)Owner: The City of Chelsea, MA

In the summer of 2008, Contracting Specialists Inc was awarded Phase II of the Chelsea Hall Historical restoration.
This followed the Phase I restoration which was also completed by CSI. Phase I repairs dealt exclusively with the bell tower and entailed the removal of a significant number of deteriorated terra cotta pieces and replacement with precast stone, plus routing and sealing of all joints in the tower façade and subsequent coating of the existing terra cotta and new precast stone.
Other work in phase I included repair of the internal wood staircase, metal flashing repairs to the dome followed by a full gold leaf application, Bird netting to all clock tower openings and remedial work to the clock faces at each elevation.
The Phase II work concentrated on repairs to the slate roof and gutter system over the main building with extensive work being undertaken to the terra cotta cornice band, dentils and trim below the gutter line. Many of the terra cotta elements had loosened and dislodged over time principally due to corrosion of embedded metal supports.
The extent of the work in these areas involved resetting, repointing, installing helical stabilization anchors, replacement of defective units with GFRP and repair of spalled areas with Conproco mimic.
