The Grant Manor Apartments (RESTORATION)Owner: MA Housing Investment Corporation

The Grant Manor Apartments were experiencing water leaks due to deteriorated steel lintels and defective cavity wall flashing, and poor design/construction at the roof edge perimeter.
Each of the respective 7-story and 4-story building required masonry restoration and waterproofing, and services were performed while the buildings were occupied with residents.
The scope of work included brick removal/replacement, repointing, the installation of new galvanized lintels over windows and doors, installing new thru-wall flashing and total replacement of the entire roof edge at both buildings.
The roof edge replacement included removing and rebuilding the masonry façade from the roof down to the top floor windows, replacing the waterproofing system at the cavity wall and reconstructing the roof edge by raising the elevation, adding insulation, new roofing membrane and new metal fascia.
