The Mark On BrickellOwner: Mark Yacht Club on Brickell Bay, Inc.
Location: Miami, Florida
Engineer/Architect: Axiom Engineering, Inc.
Although fairly new construction, this project already had systems failures within the tennis court area, from large cracks in the topping/finish slab and material delaminations, to poor or no drainage on the surface, as well as in adjacent planters.
Working closely with the Engineer, it was determined the topping had to be removed as a start, due to improper slope and lack of quality control. It was noted this thick topping had no or improper re-enforcement and once removed, failure of the existing waterproofing system was obvious, as well as post tension cables exposed. Testing of the drainage system revealed pipes plugged, up to 95%, with concrete from the original pours.
CSI repaired or replaced all these systems, with the challenge of accessing the 4th level deck from a main roadway in a downtown area. Upon completion, the customer was left with a playable, professional tennis court, and adjacent planters drained properly, eliminating leaks and additional work, which amounted to a significant savings to the customer.
