DESCRIPTION: CSI was called upon to provide a full concrete restoration of the parking garage and parking deck at Marine Tower Condominiums.
CSI removed the parking deck topping slab, existing waterproofing membrane, and caulk joints, and then provided structural repairs to the deck and garage at partial depth slab, full depth slab, column, beam, and overhead concrete locations.
CSI repaired joints, installed new caulk joints, and added a new hot-applied, single-component, rubberized asphalt waterproof membrane to the parking deck, which was finished with new sealed concrete pavers. The garage was stained, striped and painted to achieve a clean finished product.
The CSI team conducted numerous flood tests of the deck before and after the waterproof membrane was applied, which resulted in a need for over 30% of the existing deck drains to be relocated or added. CSI also ensured a smooth traffic transition from the new finished deck to the existing deck, including an elevation change of as much as 5 inches.
A main concern of the Condominium Association was parking availability, as well as vehicular and pedestrian access to the building. CSI developed a multi-phase construction solution that enabled the facility to remain fully functional throughout the project, and upon timely completion. CSI used highly-regarded professional subcontractors to achieve an exceptional aesthetically pleasing result.
