Novartis Pharmaceuticals / Former NECCO Headquarters

In 2001, the former headquarters of the famous NECCO candy manufacturer was purchased by drug manufacturing giant Novartis, with a view of transforming this historical building into their worldwide executive and developmental center. Located along Massachusetts Avenue, in the heart of the New England Biotechnology center, the site provided the ideal location and exposure for Novartis.

While retaining the structural shell of the building, the complete renovation and timeframe necessitated multiple crews working in a specific sequence at each level, descending from the roof to the basement.

CSI was employed to provide the structural strengthening around 17 new freight elevator openings designed to extend the full height of the building. In many cases these openings were up to 400 SF in area, and prior to the slab areas being removed, new slender slabs spanning between flared columns needed to be installed around the perimeter of the intended openings.

The design of these heavily-reinforced slender slabs required the use of engineered cementitious materials with a high viscosity, to ensure full compaction and an accelerated cure time to allow for quick removal of formwork and subsequent demolition of the floor.

CSI utilized a Peri Form System in conjunction with site-specific formwork to enable the slabs to be pumped from the underside under pressure. As the formwork was stripped, the full assemblies were craned from floor to floor using the exterior window openings, thus enabling an accelerated schedule to be maintained.

In the course of the work, the CSI team drilled 100,000 holes, installed 300 tons of reinforcement and utilized 20,000 bags of engineered cementitious material extended with 300 tons of aggregate. CSI successfully completed their scope of work on time and without delays, primarily due to the innovative and streamlined approach adopted.
